Replacement Windows

Whether you are building a new home or simply remodeling your existing home, windows affect a home great, in appearance as well as the home’s energy efficiency.  Therefore, when deciding on the type of window you want, you first have to decide on the purpose of the window.

Windows generally have two purposes.  They allow in natural light and they are used for ventilation.  The following are some basic guidelines you should consider when you want to increase the amount of light or ventilation entering a room.

As simple as this may sound, windows must open and operate from the inside, and they should egress to a street, yard, open walkway, alley, court, porch, or patio. The size of the window should equal at least 8% of the floor space in the room with the minimum space of the open window equaling at least 4% of the floor space.

  • Bathroom windows should be at least 3 sq. feet with at least half of the window being able to open.
  • Specialty glass such as glass block, frosted, leaded, and stain glass can be used to provide natural light as well as privacy to any room.
  • The best type of windows for ventilation are casement windows for they allow more circulation of air simply because the entire window can be opened.

Windows as Exits

Any room that is used for sleeping including livable basements must have at least one exit window for use as an emergency escape in case of an emergency.  This window should permit all occupants of the room to exit from the inside of the home, without the use of a key or any tool.

The following are some guidelines for Exit Windows:

  • All exit or egress windows must offer a clear opening that is at least 5.7 sq feet and have a minimum height of 2 feet and a minimum width of 20 inches.
  • The windowsills on all exit windows cannot exceed 44 inches above the ground.

All exit windows that are below ground level must have window wells.  In addition, if the window well is deeper than 44 inches, then a permanent ladder or steps need to be in place.  Steps and ladders must be fully usable when the window is fully opened.  Steps should be at least 12 inches wide and project away from the wall at least 3 feet.
